Once under contract you are now one step closer. It is time for inspections, appraisals, and title work to be completed.
Inspections
There is a specified amount of time in the contract for a buyer to have inspections. If there are discrepancies, you can ask the seller to rectify them before closing. All of the inspection must be completed within the contract allotted time. The seller can agree to do so, counter proposal or, choose not to do any repairs. Types of inspections include but not limited to:

Escrow
Escrow, for you as the seller, means a waiting game but, for the buyer a lot is happening all at once. This is when title work is being completed and closing documents are being drawn up.
Closing
The final step in the home selling process is the closing. Your agent should attend closing with you. During the closing you will read through the closing disclosure and sign all th necessary documents including the new deed. The proceeds check will be given to you for the sale and you will hand over the keys. These documnets can be signed remotly.
